Plantation Lakes

Summary: Lifestyle is at the center of Plantation Lakes, Lennar’s resort community in Millsboro, Delaware. Spectacular amenities – from a championship golf course to tennis, swimming and more – differentiated this from the competition. That lent itself to marketing the community as a resort destination, where residents could do everything or nothing at all.

Plantation Lakes Ad Series

Summary: Plantation Lakes’ spectacular resort lifestyle is a significant selling point. But we realized quickly that our “What Will You Do Today?” campaign didn’t deliver the key messages for every type of buyer. We analyzed buyer traffic, and retooled the campaign midstream to create three different approaches for the three buyer profiles: (1) empty nester, (2) young family move-up and (3) vacation home/second home. Each buyer market was targeted with a customized ad.

Brookland at Lakepointe

Summary: Lake Hopatcong is a popular vacation spot for New York and north Jersey residents, with skiing in the winter and water sports in the summer. We invited them to invest in a luxury condominium at Brookland at Lakepointe, located near Lake Hopatcong, right where they already liked to vacation.

Coldwell Banker New Homes

Therefore, they regularly market new home communities by different developers in different locations that appeal to a variety of target demographics. We developed a series of combo ads so that they could showcase select client communities under one clever headline.

Summary: We drew a parallel between Lennar’s signature Everything’s Included!® (EI) program and our buyer’s fashion sense. EI lets them express their personal style without having to worry about paying extra.

Summary: By creating 48 residences within a 4-star hotel, Trammell Crow was able to offer an exclusive lifestyle where homeowners could enjoy all the benefits of hotel living and the comforts of home.

Summary: As a boutique rental in up-and-coming Harrison, N.J., 221 Bergen was perfect for young professionals working in and around Manhattan. We marketed the building’s luxury features, amenity-filled lifestyle, and convenience to the train to Manhattan.

Summary: As part of the redevelopment of the west side of Jersey City, Westside Station was located just 800 feet from the Hudson-Bergen Light Rail Station. It was a perfect fit for young professionals seeking to live close to Manhattan where they work and play, but to take advantage of New Jersey’s value-added pricing. With “Live It Up,” we capitalized on the social aspect of Westside Station, while the tagline, “Your commute just got easier,” reminded prospects of the community’s convenient location.
